Pomerania to win Cannes over during the 30th edition of the world’s leading property market

The region of Pomerania is once again participating in the MIPIM fair in Cannes that starts today. It is not the first time when Pomerania Development Agency invites the largest cities in the region to cooperate and jointly  promote the region’s investment offer. Gdańsk, Gdynia, Sopot, Rumia and Pruszcz Gdański will present their most important investment projects at the stand of Pomerania. The largest real estate event in Europe will last until March 15.

This year’s edition of the fair is the 30th anniversary of the event. Its long-established tradition attracts the largest investors from the commercial real estate industry, investment funds, developers, political leaders and representatives of cities from around the world, accounting for a total of over 25,000 participants representing more than 100 countries.

Previous years showed that business relationships established in Cannes result in new investments in our region, such as Galeria Bałtycka built by ECE, the Tryton office building built by the Echo Investment group, and the development of the Rakowy and Sienny market by the Multi Development company, just to name a few. During the last year’s event, the town of Rumia established cooperation with the Panattoni company, which is currently building a logistics centre within the town borders. During last year’s fair, the owners of the Imperial Shipyard signed a contract with the Henning Larsen architectural studio from Copenhagen on the Młode Miasto (Young City) project. Great urban projects, such as Sea City and Międzytorze in Gdynia or Wyspa Spichrzów in Gdańsk, and dozens of hectares of land intended to be used for investment projects in logistics, were promoted during the fair. The Cannes trade fair is an excellent platform to start investment and real estate negotiations. They are continued later on and their results can already be seen in urban space.

What is new this year?

This year’s investment offer of the region of Pomerania is as rich and diverse as it was in previous years. In total, we will present nearly 520 ha of land across the entire region, including plots of land to be used in production, logistics, hotel, recreation and housing industries, says Ryszard Świlski, Deputy Marshal of the Pomerania Voivodship.

During the next MIPIM trade fair in Cannes, the City of Gdańsk in cooperation with INVESTGDA [Gdansk Economic Development Agency] intends to present and promote the development of revitalized lands such as: Dolne Miasto (Lower City), Nowy Port (New Port), dock areas and Młode Miasto (Young City). Two former projects were executed through the public-private partnership formula, says Piotr Grzelak, deputy Mayor of the City of Gdańsk. What is more, INVESTGDA promotes areas located in the immediate vicinity of the Port of Gdańsk and the DCT terminal, which both affect the development of dock areas and the increase in the volume of bulk cargo transhipments at the DCT terminal.

Sopot, an attractive green resort is not only an ideal place to live but also a prestigious investment location. We would like to attract investors from the hotel industry, with a strong emphasis on curative and spa services based on the salt brine in Sopot. For this purpose, we are preparing for sale a very interesting property with an area of 0.5 h in the coastal belt, in the immediate vicinity of the Spa of St. Wojciech – a source of brine, says the president of Sopot, Jacek Karnowski.

In addition, we will continue to sell plots for residential construction in Gdansk. We will offer an area of approximately 5.3 ha in Zakoniczyn district. In the following years 2020-2021, we plan to announce another tender procedure for the sale of real estate in Gdansk Łostowice.

The company Ergo Arena is looking for an investor who will build a hotel, and after the investment will manage it, or will find an operator.

Rumia is one of the fastest growing towns in the region of Pomerania with the number of residents, as well as new companies, constantly growing every year. We offer 130 ha of attractive lands to be used for the purpose of industry, services and logistics, which will be fitted with all necessary network and road infrastructure this year, says Michał Pasieczny, the mayor of Rumia. One of the advantages of this area is also the proximity of the railway siding that supports the transport of large-size goods of undefined shapes and creates favourable conditions for the opening of a multi-modal platform in Rumia. The location of industrial areas in the Port of Gdynia Logistic Valley makes Rumia the second most attractive investment location in Pomerania, right after Gdańsk.

For this year’s MIPIM trade fair in Cannes, the town of Pruszcz Gdański prepared a wide range of investment plots in various parts of town with a total area of approx. 43 ha. The plots are mainly intended for the service, production, housing and logistics industry. The appeal of the investment offer of Pruszcz Gdański lies in its great connection to the most important communication hubs of Pomerania, namely the A1 motorway or the Gdańsk-Gdynia-Sopot bypass, the main railway line connecting Gdańsk and Warsaw, says Janusz Wróbel, the Mayor of Pruszcz Gdański.

Gdynia, Polish City of the Future

The prize award ceremony for the best locations for foreign direct investments will take place today. The ceremony is called “Polish Cities of the Future 2019/2020” and is organized by fDi Intelligence and GIS Planning. The city of Gdynia has been in the lead in as many as 7 categories and received the first prize in the “Top 5 Mid-sized Polish Cities of the Future 2019/2020 – Economic Potential” and “Top 5 Mid-sized Polish Cities of the Future 2019/2020 – Overall” categories.

MIPIM Trade Show is one of the most important professional events and an excellent opportunity to attract strategic investors. During the jubilee, 30th edition of the Trade Show, Gdynia will be awarded the prestigious title – 2019/2020 City of the Future as well as the 2019/2020 City with the best economic potential. Once again we had the highest positions in the British ranking conducted by the Financial Times. However, we are not going to Cannes only to receive the titles, says the vice-president of Gdynia, Katarzyna Gruszecka-Spychała.

As a modern, entrepreneurial city that is closely connected with the sea we always focus on identifying with large European centres that also have waterfronts. That is why during the Show we organize a discussion panel at the stand during which, together with Lisbon, Belfast and Rotterdam, we will share our experiences in the field of effective solutions for creating waterfront spaces. This is our seminar contribution to MIPIM that we can offer as members – founders of the “Waterfront Cities”.

We invariably focus on the hotel industry. In Gdynia there is still a shortage of more high-standard hotels. In the city there are plots in unique locations along the coastal zone – these areas will be the subject of talks with key investors. Through our presence at the Show we present Gdynia’s development potential and encourage international players to invest with us.

During the second day of the fair, a panel devoted to quay development called “Waterfront Regeneration: Challenges and Opportunities” will take place at the Pomeranian stand. The event is organized by the City of Gdynia and will be led by Professor Greg Clark, an urban planner, author of publications on urban development and business investments, an advisor to and mentor of many agglomerations and companies around the world. The representatives of the cities of Rotterdam, Lisbon, Belfast and Gdynia will share their experiences in waterfront design.

Dynamic changes on the Pomeranian real estate market

The Pomeranian real estate market provides all sectors of the economy with great opportunities. Sustainable development of companies operating in the modern business services sector on the Pomeranian market and the inflow of new investment projects stimulate the growth of the office real estate sector. Currently, Gdańsk, Gdynia and Sopot have over 775,000 m2 of office space available for sale or rent, which makes them the fourth-largest real estate market in Poland. According to the latest Colliers data, Olivia Prime – a part of the Olivia Business Centre complex – was the largest office building put into use in the third quarter of 2018 in Poland. This investment has delivered 28,000 m2 of modern offices.

Industrial and warehouse space continues to grow dynamically as well, driven by sustainable development of seaports in Gdańsk, Gdynia and Sopot. Record-breaking transhipment volume makes the expansion of logistic infrastructure necessary. According to data for the third quarter of 2018 for the whole country, the demand for this type of property significantly exceeded the supply (818 000 m2 compared to 683 400 m2). This means that investment opportunities in our region are tremendous. Investment projects that Pomerania has to offer satisfy the demand on the Pomeranian real estate market. Of more ver 370 ha of space offered at the fair are the plots intended to be used in the logistics and industry sectors.

During the MIPIM fair, hotel and residential facilities are also very popular. On average, nine million tourists visit the region of Pomerania annually and this number is increasing year by year. Recently, Gdańsk, Gdynia and Sopot have been ranked highly in many prestigious rankings, such as Top Global Destinations On The Rise, published by the Trip Advisor website, or European Best Destination 2017, where the city of Gdańsk was awarded. What is more, Gdańsk, Gdynia and Sopot are one of the foremost agglomerations in Central and Eastern Europe. They are also are leaders in Poland according to the index of quality of life measured by the level of safety, costs of living and air quality. This shows that the region of Pomerania is an attractive place not only to spend holidays but also to settle permanently.
