How will the excellent situation on the real estate market affect this year’s Expo Real?

The real estate market in the Tricity is still in the growth phase in all three segments: office, warehouse and residential. In this context, Pomerania, under the joint brand Invest in Pomerania, is promoting the region’s extensive investment potential at the Expo Real trade fair in Munich on 7-9 October 2019. The event has been bringing together key capital fund representatives, developers, designers and local government officials from all over Europe for 22 years now. Pomerania will be represented by the cities of Gdańsk, Gdynia, Sopot, Rumia and the Pomeranian Special Economic Zone.

 The upward trend is characteristic for the Pomeranian real estate market

In the first half of 2019, office space in the Tricity area reached almost 800,000 sqm, which makes it one of the three largest regional markets in Poland. This increase has been observed continuously since 2010. New office space resources in 2018, of 77,000 sqm, were created mainly thanks to investments in the Olivia Business Centre complex – Olivia Prime A (28,000 sqm) and Olivia Star (45,700 sqm). Olivia Star, as the tallest building in the Tricity (180 m) and one of the tallest in Poland, is a great new showcase of the rapidly developing business district in Gdańsk Oliwa. Experts predict that by 2020 office resources may reach the level of 1,000,000 sqm. The dynamic development of the modern business services sector effectively stimulates the development of this market segment.

The development is also observed on the warehouse and logistics market, which is affected by two main factors, i.e. the development of seaports in Gdańsk and Gdynia,
as well as the development of the transport network throughout Poland. In 2019, the Pomeranian warehouse stock reached a record-breaking 500,000+ sqm of total area, reinforcing the position of the Pomeranian region as the main logistics hub in northern Poland. These values show the investment potential of Pomeranian Voivodeship. It is reflected in 450 hectares of land designated for logistics and industrial activities, presented at this year’s Expo Real.

As the largest B2B meeting platform in Europe, Expo Real attracts 45,000 participants from 70 countries every year. Over the course of three days, Munich will serve as a meeting place for representatives of the world’s largest investment funds, developers of commercial, office, logistics and hotel facilities, as well as companies looking for new locations for their projects.

We are going to Munich with a very diverse offer – we are showing not only areas intended for production or logistics, but also for hotels, recreation and housing projects. We also promote commercial investments such as Alchemia, Nautilus, Stocznia Cesarska.
