Starting the week with real estate

On the 21st and 22nd of May Tricity was packed with events concerning the topic of real estate thanks to two conferences: one was organised by the National Bank of Poland, during which real estate’s perspectives were discussed, while the second conference –  the 3rd edition of Real Estate Impactor – took place in the Nadmorski Hotel in Gdynia. The Reimpactor event was focused on topics related to city’s openness to new urban projects, Poles’ housing needs and quality of life.

During both events it was stressed that we’re currently experiencing a construction boom and, despite its momentary decline, all market segments should expect a steady growth.

According to JLL’s research, housing supply remains at a relatively high level in the first quarter of 2019. Tricity’s supply is mainly shaped by Gdynia, which experiences an increase in its resources with each coming quarter. New, interesting projects in Gdynia have boosted city’s participation in shaping the real estate market in Tricity up to 32%. An increase can also be expected in respect to the average price. Tricity, with a 27% growth, is a leader among average real estate prices in Poland, surpassing Warsaw (25%) and Wrocław (21%). Dormitory’s development is becoming a new trend due to considerable number of foreign students.

During the conferences the topic of urban development was also discussed. It was stressed that Tricity should continue expanding towards the city centre through further densification of areas already urbanised. Balanced planning, that takes urban standards into account, has a tremendous impact on residents’ quality of life (communing triangle explains that perfectly – it presents the best possible time of commuting between home, workplace and an entertainment/leisure place). The role of social participation in urban processes was also underlined, as well as private and public initiatives that shape urbanisation and, as a result, increase residents’ quality of life.
