8th of November was a day of the topping-out ceremony of the Officyna, office building currently rising in Wrzeszcz. The construction will provide over 5,000 sqm to the market, including nearly 4,200 sqm intended for the offices. The commisioning of the Officyna is planned for the 3rd quarter of 2019.
New building in a nutshell
The object is a continuation of the already existing buildings in the surroundings. On the ground floor, service premises with an area of 900 sqm were designed. On the upper floors, there will be office rooms with a total area of 4.2 thousand sqm. Moreover, the terrace is planned on the fourth floor. Officyna will provide 20 underground and several dozen ground parking places. The building is certified in the American LEED system, which makes it eco-friendly.
Building process required special construction techniques aimed to strengthen the ground under the Officyna, as well as securing neighboring tenement houses. More than 5 tons of reinforcement and over 800 cubic meters was used to prepare the ground. Regarding the mere building – a trench volume of about 5,000 sqm was made for its needs with 5,200 sqm of concrete and nearly 670 tons of steel. The glazing of the facade of the building will constitute approximately 270 windows.
The Tri-City’s office market may exceed 1 milion sqm in 2021
Tri-City is currently one of the three largest office regional markets in Poland. According to JLL, at the end of the third quarter of 2018, the supply of modern office space amounted to 775,000 sqm, and the demand reached over 66,000 sqm. JLL experts also estimate that at the beginning of 2021, the supply of offices in the Tri-City may exceed 1 million sqm. Officyna is another element of Grunwaldzka Avenue expansion, Gdańsk’s main business street where numerous commercial and office buildings are located. Although Oliwa – with its 40% share in Gdańsk – is definitely the locus of business market in Gdańsk, Wrzeszcz is right behind it (over a dozen percent of the office market). Wrzeszcz, “the second center of Gdańsk” has been unquestionably reviving in recent years with Officyna as a vital example.
